Moat | Your rights and responsibilities

You’ll receive a copy of your tenancy agreement when you sign for your home.

This legal document sets out what you can expect of us (your rights) and, in turn, what we will expect from you during your tenancy (your responsibilities).

As it’s a legal document, be sure to keep it safe.

Your rights

To ensure our customers get the best from us we take time to listen so that the decisions we make are fair. We will:

Maintain the outside of your home to ensure it is safe, secure and weather-tight (unless your lease states that this is your obligation)
Carry out certain repairs to the internal parts of your home including all electrical and gas works, any plumbing or leaks to your roof (unless your lease states that this is your obligation)
Maintain and clean internal communal areas and provide a grounds maintenance service to the communal areas we own
Investigate complaints of anti-social behaviour
Deal effectively and efficiently with any complaints
Carry out internal and external decoration of common parts on a rolling programme
Update kitchens, bathrooms and roofs on a rolling programme (unless your lease states that this is your obligation)
Carry out regular inspections to communal areas
Keep you updated with any changes to the services we provide
Commit to being a responsible landlord and carry out the necessary checks to ensure our property is not used in a fraudulent way.

Your responsibilities

Your responsibilities include, but are not limited to:

Paying your rent on time and in full
Not causing nuisance or anti-social behaviour to your immediate neighbours and in your surrounding area
Reporting all repairs in your property to Moat in a timely fashion
Keeping your garden and immediate surrounding area clean and tidy
Giving Moat access to your property upon reasonable request being provided
Adhering to the terms of your tenancy or lease
Persistent failure to meet these obligations may mean we're forced to take legal action against you, which could put your tenancy and your home at risk. You may also be charged where Moat has had to intervene with legal action, repairs or other remedial steps to address a breach.
