Communal repairs

We repair and maintain shared areas of your building to keep them safe and in good shape. 

Communal repairs

In communal areas we’re responsible for repairing and maintaining items such as:
•    Doors and door entry systems
•    Bin stores
•    Parking areas and paved areas
•    Boundary walls and fencing
•    Lighting
•    Halls, stairways, lifts and other communal areas.

Emergency health and safety repairs within communal areas will be attended to within 24 hours or sooner. In most cases, the contractor will only make safe and a further visit will be required to carry out a full repair. If you or your visitor causes damage to your communal areas, please ensure you repair damage immediately. If we repair the damage caused by you or a visitor, you will be recharged accordingly. 

Although we conduct regular inspections of internal and external communal areas, we still rely on you to let us know if you spot any issues so please let us know via MyMoat or by calling 0300 323 0011.

Grounds maintenance and communal cleaning

As well as our repairs service, we also work with contractors to regularly clean your communal areas and to maintain communal gardens, paths, and car parks on your estate. 

Pest control

We will treat any pest control issues in the communal areas of your building, so please contact us to report these. If you rent a home from us and have pest control issues within your home, please get in touch and we’ll work with you to find a solution. If you are a shared owner or leaseholder, in most cases, you will be responsible for managing pests within your home. In the first instance, please contact us and we can let you know whether you are responsible or not.

Cyclical decorations

We aim to redecorate the exterior and communal areas every five to seven years, depending on their condition. The work is done to keep the building in good condition, to maintain the value of your home and to keep repairs to a minimum. Other external areas in the maintenance cycle include windows, front doors, internal communal walls, doors, ceilings, gates, fencing and external walls. We will write to inform you if any major external decoration is due to take place on properties in your area.
